Introduction

 

Herndon Farms is a planned mixed-use community, located on highway 15-501 between Chapel Hill and Pittsboro.  All residential units will incorporate Universal Design (UD) allowing for maximum accessibility for all life stages.

Herndon Farms is a short 10 minute drive to UNC and Chapel Hill to the north and less than 20 minute drive to the town of Pittsboro to the south.  The property is located just north and across the street from the entrance to the Briar Chapel Community.  It is 10 minutes to I-64, which is the east-west artery to Raleigh and Cary and beautiful Jordan Lake.  The development was conceived to provide an opportunity to those wanting to live in a community oriented toward adults who can comfortably age-in-place in a dignified and vibrant environment.  The site is comprised of approximately 98 acres and incorporates Chatham County’s expressed goals of providing for this segment of the population through the county’s recently adopted Comprehensive Plan.

  • 100,000 Square Feet of Commercial space

  • 75,000 GPD Wastewater Treatment Plant generating Type 2 reuse effluent which is a higher quality than Type 1

  • 120-140 Residential units consisting of single family, multi-generational, duplexes and multi-story units

    • 48 units: one story single family dwellings

    • 12 units: six duplexes

    • 9 units: four bedroom multi-generational dwellings

    • 14 units: one bedroom single pods

    • 24-32 units: multi-story two or three bedroom flats

    • 24-32 units: multi-story four bedroom quads

  • Approximately 100,000 square feet of commercial space. Currently we have interest from a daycare, dog bar, and a medical services provider.  Drive-thru retail is a possibility.  Other possibilities include:
